The area you choose shapes most of your life in Da Nang: how long your commute takes, whether your street floods in the rainy season, where you go at the weekend. This post compares five groups of areas for three kinds of readers: students, people with a job here and remote workers. Da Nang abolished its district level on 1 July 2025, so this post uses the familiar area names.
What we compare
- General rent level, see rent prices by area.
- Commute time to work or school at rush hour.
- Distance to the beach, markets, supermarkets and cafés.
- Noise and flood risk, see the Da Nang rainy season.
Five groups of areas
City centre (around the Hàn River)
Pros: close to offices, markets, places to eat and hospitals; easy to get around on foot and by bus. Cons: higher rents, narrow streets, little parking. Suits office workers and people without a motorbike.
Sơn Trà coast, An Thượng
Pros: close to the beach, many serviced apartments, lots of cafés, a foreign community. Cons: prices move with the tourist season, and it gets crowded and noisy in peak season. Suits remote workers and people who want to live near the sea.
Ngũ Hành Sơn
Pros: close to the beach and the universities, prices usually softer than on the Sơn Trà coast. Cons: further from the centre, fewer amenities in some parts. Suits students and people looking for a balance between price and the beach.
Liên Chiểu, Hòa Khánh
Pros: many low-priced rooms, close to the industrial parks and universities. Cons: far from the centre and the beach, and you need to check the flood risk carefully. Suits students and factory workers.
Cẩm Lệ, Hòa Xuân
Pros: new, quiet neighbourhoods with wide roads. Cons: far from the centre, amenities still sparse in some places. Suits small families and people who like quiet.
Suggestions by type of resident
- Students: pick an area close to your school first, then look at price.
- People with a job here: ride the route from the place you plan to rent to your workplace at rush hour before paying a deposit.
- Remote workers: put stable wifi, a café or coworking space near home, and a quiet room first.
